How quickly can you close on a Griffin house?

Fourteen days from a signed agreement when title is clean, and most purchases close within 30. If you need longer, we set the date around your plans; speed is an option, not a requirement.

Are there any fees or commissions?

None. No commission, no service charge, and we pay the typical closing costs. The number in your written offer is the basis for what you walk away with.

How do you come up with your offer?

Do you buy houses with tenants in them?

The house is in probate. Is that a problem?

No, it is one of our most common purchases. The estate needs authority from the Spalding County Probate Court before it can convey the house, and we coordinate with your probate attorney so the closing happens as soon as the estate is ready.

I got a foreclosure letter. Is it too late to sell?

Usually not, but the calendar is unforgiving. Georgia foreclosures can complete in roughly six weeks from first notice, with sales on the first Tuesday of the month. Call with the sale date in front of you and we will tell you honestly whether a closing fits before it.

Do I need to clean the house out?

No. Take the things you want and leave everything else, from furniture to the shed out back. Cleanout is our job after closing, and it is priced into the deal, not billed to you.

Is your offer negotiable?

Within the math, yes. If you think our repair budget is too heavy or you have information we missed, show us and we will rework the number. What we will not do is quote high to win a signature and cut the price later. The first number is a real one.

Who handles the money at closing?

A licensed Georgia closing attorney, as state law requires. The attorney runs title, prepares the deed, and wires your proceeds the same day or the next business day.

Are you going to list my house or sell my information?

Neither. We are buyers, not listing agents, and we never sell your information as a lead. In some purchases we assign our contract to a partner investor, and when that applies the agreement discloses it in writing.
